Just Sold for My Buyer: Renovated Condo at The Capri in Richmond

I recently had the pleasure of helping a buyer secure a beautifully renovated condominium at 512–7831 Westminster Highway in Richmond.

Located in The Capri, this approximately 755-square-foot home offers a practical two-bedroom layout with one bathroom, underground parking and a storage locker. The property has been extensively updated with modern flooring, stainless steel appliances, contemporary lighting, fresh paint and an updated hot-water tank.

One of the home’s strongest features is its location within the building. Although the suite is situated on the fifth floor, it opens onto the landscaped courtyard level, providing a private outdoor patio overlooking the gardens and outdoor swimming pool. The home faces the courtyard rather than Westminster Highway, offering a quieter setting in the middle of Richmond’s city centre.

The Capri is a concrete building completed in 2003, with amenities that include an exercise room, outdoor pool and sauna or steam room. Its central location places residents directly across from Richmond Centre and within easy walking distance of the Canada Line, restaurants, shopping and everyday services.

More Than Finding the Right Condo

Buying a strata property involves much more than deciding whether the home looks appealing.

A thorough purchase process should include reviewing the strata documents, financial statements, meeting minutes, insurance information, bylaws, depreciation reports and any history of building repairs or proposed projects. Parking, storage, rental restrictions, pet bylaws and monthly strata fees also need to be confirmed before a buyer proceeds with confidence.

The goal is not simply to secure the property. It is to understand exactly what is being purchased, identify potential concerns and structure the offer so the buyer’s interests remain protected.

In this case, the combination of renovations, concrete construction, a quiet courtyard-facing position and a highly walkable location made the property an excellent fit for my buyer.

Congratulations to my client on the successful purchase and the beginning of an exciting new chapter in the heart of Richmond.
