As we cross the midpoint of 2026, the narrative around the Greater Vancouver housing market is shifting.

The market hasn't crashed, and it certainly hasn't returned to the hyper-frenzy of 2021. Instead, we have entered a much more balanced environment, one where preparation, pricing, and strategy matter more than they have in years.

Here are my five biggest takeaways from the first six months of the year:

1. Buyers Have Choices Again

Inventory has steadily improved across many housing segments. This shift gives buyers breathing room, allowing them more time to compare properties, do their due diligence, and negotiate terms.

2. Correct Pricing is Critical

The days of "test pricing" are behind us. Homes that enter the market at realistic, data-driven prices continue to attract strong interest and serious offers. Conversely, sellers chasing yesterday’s peak values often end up reducing their price later, but only after losing that crucial initial marketing momentum.

3. Presentation Creates Value

With more options on the market, listings must stand out. Professional photography, thoughtful preparation, staging, and highly targeted marketing are no longer optional. They are the exact factors that separate a successful sale from a stagnant listing.

4. Every Neighbourhood is Telling a Different Story

Broad national or provincial headlines rarely reflect what is happening on your street. Richmond, Steveston, White Rock, Delta, Ladner, and Vancouver are all moving at completely different speeds and responding to different micro-demands.

5. Opportunity Exists for Both Sides

This balanced market isn't "bad" for anyone; it actually opens doors:

  • For Buyers: You have more negotiating power and selection than you've had in years.

  • For Sellers: By aligning with today's market dynamics and using the right strategy, you can still achieve excellent, timely results.
